A DEVELOPER is making a second attempt to get its plans for the site of a wine shop in Poole approved after its previous proposals were turned down by the council.

Fortitudo, which is headed up by well-known property developer Richard Carr, wants to demolish the Oddbins shop in Lilliput and build a four-storey block on the plot.

Poole council’s planning committee refused the previous application last month as they were concerned the proposed building would appear “cramped” on the site as it was set too close to the edge of Sandbanks Road and Anthony’s Avenue. Also, the surface level parking proposed did not leave enough room for “landscaping to soften its appearance”, a planning officer said.

After going back to the drawing board, Fortitudo has returned a revised set of plans.

Pure Town Planning, which has submitted a design and access statement on the developer’s behalf, said the reason for refusal had been “thoroughly considered”.

“The amount of built at the front of site has been considerably reduced, allowing meaningful hedging and lawn to be planted. This is considered a significant improvement over that of the existing situation, which is currently dominated by hard landscaping,” it said.

The four-storey development contains eight flats and a commercial unit on the ground floor, as previously proposed, however one fewer parking space is now proposed. Eight parking spaces for residents would be provided within a car parking court, while four spaces would be provided for the commercial unit.

Fortitudo is proposing a car stacking lift to “reduce the amount of hard landscaping”.

“To address the reasons for refusal in regards to the building being too close to Sandbanks Road, a study has been undertaken of the building line of surrounding properties.

“The building has been considerably drawn in from the Sandbanks Road and Anthony’s Avenue road frontages. This has been undertaken to remove the concerns about the amount of built form being overtly dominating upon either streetscene,” Pure Town Planning says.

Fortitudo will also make financial contributions in mitigation of the impact of the development on Poole Harbour.

Oddbins in Sandbanks Road has closed after the wine merchant went into administration.
